How to Value French Real Estate Core Concepts

French real estate is very similar to real estate outside of France, in the sense that the core concepts are similar.

When you contact an English speaking French real estate agent they are going to look at the following core concepts to obtain a sense of value of the French real estate. As a seller or buyer of French real estate you can if you wish consider them as well.

One

Location

It always starts with the location of the property. Is it desirable? Is it a location that will appreciate over time? Some people will tell you a beautiful home with a great floor plan will move into first position for the value of the property. However, how can this be true? You can indeed build a nicer home in a great location but you cannot create a nicer location than the one the property is in. So location remains top priority

Second

The condition of the real estate

Here it could be an house or an apartment, either ways the condition of the real estate is super important. If there are lots of items to repair this is going to impact the value.

Third

The floor plan of the real estate

This may appear in third position but it is in fact not third it is just as important as the condition of the real estate. If a house or apartment has a poor floorplan requiring you to go through one bedroom to get to a second bedroom without the possibility to make another entrance this is a problem that will impact the value of the home.
