French property buyers always enjoy going out to visit property on a sunny day in France. But this may be the worst day to visit a French property. Why?

Buyers need to visit a property when the weather is cloudy or rainy to have a true sense of the luminosity inside a home and also to see if there is any evidence of water leaks. (It is still a good idea to have a professional inspection done regardless of what you see).

I looked at one French property when it was raining and the owner showed me their new bathroom. To their horrow the skylight that had water dripping from it! I would never had known this issues if it had being a sunny day.

Sometimes a French property buyer may only have the opportunity to visit a French property on weekends for personal reasons, however, what we have learned over time is that buyers need to visit a property at different times of day and during different days of the week to have a clear idea of the activities in the neighbourhood that impact the value of the property.

Why would a French property buyer need the diagnostic reports?

When you make an offer of a certain price before you have seen the diagnostic reports for a French property you could be making a mistake.

The diagnostic reports could indicate to you any defects that could impact the value of a property.

One agent we know working with his buyer made sure his buyer got the reports from the seller’s agent prior to making an offer. It turned out the reports showed the French house had asbestos in the walls of the living area of the home. This information was not in the advertisement and not mentioned by the seller’s agent during the visit but it definitely impacted the value of the property in a material way.

When you are thinking about buying real estate in France and you will purchase with a mortgage, you will want to consider the following.

One
Make sure the the portion of your income you use for your housing budget is comfortable and not too much so that you are not house rich and cash poor.

Two
You may wish to minimize your down payment to make sure you have enough money in your bank account to do any renovations after you move in. Always plan that the renovotion may cost more than you expect.

Three
Make sure that you have all the neccesary insurance on your French real estate and mortgage just in case the undesirable happens.
