Selling a French property? As required by current French laws you are not permitted to market your property for sale with or without an agency without having completed the diagnostic test for energy efficiency. This is called the DPE.

If your French property is in a ‘co-propriété’ you will also need to get the test of Loi Carrez completed before the property can be marketed.

If you do not have these done and a buyer views your home the absence of the information will suggest to the buyer you are either not serious about selling or trying to hide something.

Bonus mini tip:
If fact, before you order the diagnostics consult with your real estate agent or notary to find out all the diagnostics you will need to have done for your notary to complete the sale. Often it is less expensive to have all the necessary diagnostics done at one time by the technician who performs the tests. If they have to visit your property twice it is usually more expensive.
