What is the new Rental Permit in France?

The French real estate act called ‘loi Alur’ has made many changes to the French real estate market. One of the intentions of this new law is to install a requirement of owners to obtain a permit to rent their private dwelling in specific situations.

The reason behind this new level of French administration is to help fight against the continually renting of properties that present a risk to the health and safety of the occupants.

We understand municipalities and inter-municipal co-operation establishments (EPCIs) will now be able to define a geographical areas, or categories of dwellings or buildings, for which the leasing of a property will be subject of a Declaration or prior authorization. This includes a permit to rent for the territories most affected by the proliferation of housing considered a health risk for inhabitants.

French Co-Properties: New Compulsory Fund for Future Work

As of January 1st 2017 as per the Loi Alur co-properties will be obliged to create a reserve fund for future works that needs to be done on the property.

Voted on during the general meeting this amount will be set aside to avoid the need to manage follow up on the potential default of payments by owners when the work needs to be done.

Video Aigues-Vives Village South of France Close to Perrier Water Source

Aigues Vives is a small French commune located approximately 15 minutes drive from the Perrier water production facility in Vergèze.

The name Aigues Vives is very interesting since it can be translated to mean ‘living water’. An interesting name since it is so close to the water bottling facility.
