What is a Manoir or Chateau in a French real estate advertisement?

In a French real estate advertisement a ‘Manoir’ refers to a home that was or is the dwelling place of a person of noble ascendancy. It may be a large home that has some defensive elements built in.

In the different levels of real estate types in France it lies below the position of a castle.

I do find it interesting that I have seen ‘Manoir’ in France that are called a ‘Chateau’ like the one in the photograph I took above (Château de Flaugergues in Montpellier). When I looked at the design I thought this is not a castle but a manor house or ‘manoir’ in French.

In fact, the term Chateau in French does not mean automatically castle, a chateau can be a medieval fortress or a large country home, according to my experience in France many French châteaux are in fact large country homes and not castles.

Maybe I need to do more on location research.

French Property Sales Increased in 2016 Prices Starting to Increase in Certain Places

The Notaries of France have announced that there were 840 000 French real estate transactions in 2016 compared to 2015. That is an 11 percent increase in the number of sales.

Time to head to the market!

The increasing activity in the French property market has placed pressure on prices and in the following French towns there has been an increase in prices overall:

Lyon

Bordeaux

Lille

Nantes

Marseille

Reims

This is positive news after 4 years of dropping prices.

Interestingly, prices appear to be down in Nice, Montpellier, Angers and Saint Etienne at this time. Perhaps, this is a good moment to visit and invest in the areas where the price is going down especially since Nice on the French Riviera is an ever popular destination in France.

What is the new Rental Permit in France?

The French real estate act called ‘loi Alur’ has made many changes to the French real estate market. One of the intentions of this new law is to install a requirement of owners to obtain a permit to rent their private dwelling in specific situations.

The reason behind this new level of French administration is to help fight against the continually renting of properties that present a risk to the health and safety of the occupants.

We understand municipalities and inter-municipal co-operation establishments (EPCIs) will now be able to define a geographical areas, or categories of dwellings or buildings, for which the leasing of a property will be subject of a Declaration or prior authorization. This includes a permit to rent for the territories most affected by the proliferation of housing considered a health risk for inhabitants.
