French real estate sellers do not market your property without doing this

French property sellers need to do the diagnostics so they can tell what repairs need to be done and then they can fix minor defects that can help enhance the value of the property in the eyes of the buyer.

This could be as simple as covering some uncovered wiring discovered in the
electrical report. If there are major defects the seller is wise to get professional written estimates so that they can share these with the buyer. This helps reduce the likelihood the buyer will overestimate the cost of
repairs and make a low offer, if they are interested in the property.

French Real Estate Loan Mortgage Rate Comparison 2008 and 2013

Many French property buyers do not see current mortgage interest rates as still low and attractive, yet they are, according to an article in Explorimmo. Rates can be seen clearly as attractive when you compare to 2008.

For example, in 2008 a 20 year fixed rate mortgage was over 5 percent, in January 2012 the same mortgage was at just over 4 percent and today (october 2013) the rate is just over 3.5 percent.

This translates into in to the possibility of buyers saving thousands of euros during the life of their mortgage when they buy now compared to last year when prices were higher and mortgage rates where higher.

What is the Depot de Garantie in a French real estate contract or compromis?

During the sale of a French property you may see in the compromis de vente the title of a section ‘Depot de Garantie’.

Depot de Garantie’ is generally speaking the original deposit that the buyer pays to the French notary to keep for the buyer as part of their payment for the French real estate transaction. This amount is typically paid on the day of the signing of the compromis de vente.

Depending on what happens during the process of the sale this amount may become part of the purchase price of the property or payment to seller for reasons you need to speak to an English speaking French lawyer or notary about.

2013 How much have prices gone down in rural areas of France?

According to a new article on Explorimmo the real estate market in rural areas of France is almost dead. The number of transactions is down 40 percent and prices have gone down 10 to 20 percent.
