Some home owners want to sell their real estate in France before the end of the year for tax reasons. This could give you an advantage in the area of negotiating a nice deal

Serious Property Sellers

A French property owner who is on the market at Christmas time is a serious seller who will be more likely to listen to your offer and be more willing to make a deal even if they do not have to sell for tax reasons, perhaps they have already made a purchase and they want to sell now.

Less French Buyers

At this time of year you will be competing with less buyers since most buyers will be busy entertaining friends and family. This means you are more likely to be first to get to see a good deal when it arrives on the French property market.

Disadvantages:

French Financing Approval

Getting Financing in France takes time and during the holiday season it will most likely take longer or in fact be impossible. If you can buy without financing you will indeed be in a better position to make the best deal possible when a seller wants a deal done as soon as possible.

Signing of the Deed of Sale

Just like finding financing around Christmas time in France finding a notary available during the holiday season could be difficult. So if you plan on buying during Christmas time make sure you have connected with an English speaking French notary a head of time to make sure they are available to make the contract.

French Real Estate Not Adapted for Elderly People

Currently French real estate is not adapted to its aging population. Approximately, only six percent of French properties are adapted to the needs of people over the age of 65 according to a report presented this week to the French Minster of Housing and the French Minster of the Elderly.

This percentage of French property is lower than the European average. French property is less adapted than German (nearly 8 percent adapted) , Danish (12 percent adapted) and Dutch (16 percent adapted.)

This means as French people get old they will potentially lose a sense of freedom and mobility.

According to INSEE the population of French people older than 60 years old today is 15 million, predicted to rise to 20 million by 2030.

French Real Estate Insurance: Borrowers may get Right to change Insurers

When you purchase French real estate with a loan, typically the loan has to be insured, however, there is controversy about how the French banks may require borrowers to use the banks own insurance instead of a lower cost alternative. If you want to choose an alternative the bank may charge you more for your French real estate loan.

According to an article in Le Figaro, Benoit Hamon, the minster of Consumer Affairs in France has proposed that borrowers receive the legal right to find a new loan insurer and change the insurance cost on their loan during a period of one year after the signing of loan agreement with the French bank.

At this time December 2013 this is simply a proposal from the minister and the rules have not changed. It is currently to be discussed in the French national assembly.

What does finitions mean in a French property ad?

Finitions is the French term used to talk about the level of finishing in a French property, it could be that the finishing is of higher than normal quality in the French apartment or house you are reading about.

For example, a property advertised with the level of finishing described as ‘haute de gamme’ in a French real estate advertisement means the finishing in the property is very high quality.
