French real estate sellers need to avoid this tactic

The initial sale price of a French property needs to be estimated very carefully and then a small margin for negotiation added on top. This pricing needs to be
arrived at not by looking at what other properties for sale are priced at but by finding out from professionals like real estate agents and notaries what the actual sale price of comparable properties were.

Why? because then you are most likely to attact serious buyers who can afford your property. If your property is priced above the real value buyers may be looking below your price point and completely miss your home even though it is actually in their price point. How will they know?

Do not assume a buyer who is looking at homes up to 200,000 euros is going to visit a property for sale at 230,000 and then make an offer.  Buyers most likely assume your property is worth the 230,000 and cannot afford the 230,000 so they do not visit.
