Be careful when you visit a dirty home because it could be a red flag to tell you this home is not well maintained.

When you have your property for sale you want to have buyers who typically are employed and have sufficient income to buy your property.

Most of these types of buyers are working long days during the week and are only able to visit properties on Saturday and Sunday. They often cannot take time off work during the week to visit a property. Make sure you have your home available for visits when the best buyers are available.

The initial sale price of a French property needs to be estimated very carefully and then a small margin for negotiation added on top. This pricing needs to be
arrived at not by looking at what other properties for sale are priced at but by finding out from professionals like real estate agents and notaries what the actual sale price of comparable properties were.

Why? because then you are most likely to attact serious buyers who can afford your property. If your property is priced above the real value buyers may be looking below your price point and completely miss your home even though it is actually in their price point. How will they know?

Do not assume a buyer who is looking at homes up to 200,000 euros is going to visit a property for sale at 230,000 and then make an offer.  Buyers most likely assume your property is worth the 230,000 and cannot afford the 230,000 so they do not visit.

Should a French real estate seller do the diagnostics after they get an offer?

French real estate buyer need to know French real estate buyers do not like surprises.

If the buyer makes an offer in price on your property without seeing the diagnostics the buyer may not sign his offer once he sees the diagnostics and finds out unexpected repairs.

Many diagostic reports show items French property buyers were not aware of, for example, electrical work that needs to be done.

The buyer once they see work needs to be done most likely will want to pay less.

Recall the buyer needs to see the diagnostics before signing the ‘compromise de vente’ so it is best the seller offers to the buyer as soon as possible and as a buyer you see the reports rapidly so you do not waste your time looking at a property that may need more work than you want to do.

Make sure you understand your French tax obligations when buying property in France

If you are going to buy property in France make sure before you buy French real estate you investigate your tax obligations.

From what we have read online when you arrive in France with an intention to reside there indefinitely you become a tax resident the day after arrival. If you do not intend to spend all your time in France you need to carefully follow the French residence rules and know how they impact your French tax obligations.

According to Blevins Franks who studies French tax guidelines you will be deemed tax resident in France if you meet any of these four tests:

  • France is your main residence or home.
  • France is your principal place of living; this usually means more than 183 days in France per calendar year.
  • Your principal activity (occupation) is in France or your main income arises there.
  • Most of your substantial assets are located are located in France.
