Is the French Real Estate Market Recovering?

After many months of waiting some experts suggest the French Real Estate market is getting more active or at least should be.

According to a new article published in French on Explorimmo low interest rates, lower prices, capital gains tax relief may inspire more activity in the market. Experts like François Davy of the Foncia Group noted an increase in market activity during the months of July and August (2013).  The president of the Guy Hoquet group also remains optimistic.

Indeed many agents recommend it is a good time to explore the market for highly motivated sellers who are selling at interesting prices but you have to look closely to find these deals.

What is a ‘Ancienne Bergerie’ in a French real estate advertisement?

In France there are villas with unique history. If you see an advertisement for a Rustic Ancienne Bergerie, an ancienne bergerie  is an old sheep pen that was used by a shepherd in the past to house his flock.

You may find large old sheep pens converted into beautiful rustic homes in the mountains of France. There may be no trace of its previous usage.

What is a promesse de vente in a French real estate transaction?

In France, the ‘promesse de vente’ is a similiar document to the  ‘compromis de vente’. It is a French real estate property document created by a French notary. But they are not the same documents.

In general the promesse de vente is an unilateral undertaking by the vendor to sell that gives the buyer an option to purchase. It is the vendor who is committed not the buyer. It is preliminary document used by some notaries.
