French real estate can come with surprises.

When you buy a French property you want to make sure you check all the paper work and if you do not read French get someone to help you understand it. Then after you buy the property you need to do the same.

Why? because sometimes mistakes are made. For example, in one commune in France the city hall charged owners almost 10 percent more on their property taxes than was meant to be charged because the city hall clerk made a mistake. Tip: check all bills from the government office before you pay when you own a french property and when you buying make sure the numbers are correct.

Where has the property tax soared the most in 2022 is important to know when you are buying French real estate.

According to this article in Lefigaro, in 2022, the property tax was increased for the 32 million taxpayers who pay it. Tax has risen by nearly 5% for the 200 largest cities in France, according to a study by the National Union of Property Owners unveiled by Le Parisien .

French real estate advertisement: Coastal Erosion Must Be Indicated

French real estate advertisement must indicate coastal erosion to better assist buyer and renters next year.

As part of the new Climate and Resilience law from January 1, 2023 French Real estate agents will have to specify on their advertisements – showcase and websites – if the French real estate accomadation / property is located in an area exposed to the retreat of the coastline, according to a decree published on October 1 in the Official Journal as per an article in Lefigaro.

The notice in the advertisement should also mention the website French government website Georisques where buyers (or tenants) can find out about the risks
