When the French property owner has his/her property for sale the may write in a French real estate advertisement ‘vente de particulier à particulier’ which means they want a sale (vente) between two individuals, particular meaning individual.

Have you ever read in a French real estate advertisement ‘agence s’abstenir merci’ and wondered what it means?

‘agence s’abstenir merci’ is a polite way for a French real estate owner to say “no real estate agents please’. Their intention is to sell their property by themselves to a French property buyer. This may be because they have had a bad experience with French real estate agents. However, whatever the reason is, it does not mean that the property is for sale at a price cheaper than with an agency. You need to make sure if you decide that you are going to visit a property for sale by an owner that the property is correctly priced. How can a person who does not work in real estate know market values? This is an important question for you to think about.

Ask your English speaking French real estate agent to contact the owner on your behalf to see if they can find out how the owner came up with the price.

Have you ever read a French real estate advertisement and wondered what ‘Possibilité agrandissement’ means?

‘Possibilité agrandissement’ is a term French real estate owners and agents use to ‘suggest’ you can make a building bigger but in what sense you will have to consult with the owner and then verify if it is possible with the local city hall and more.

I once visited a property and the French owner told me you can make the property bigger by making a terrasse on the roof. I asked her to show me how and she lead me to the attic and said here you can cut a hole in the roof and make a terrasse. I was not convinced that this was a great idea. Make sure you understand what the real growth potential is of a French property before buying.
