French New Build Construction News Bad and Good

According to the French Ministry of Housing with it latest report yesterday March 25th, French new property construction starts are on a continual decline so far in 2014.

New construction has fallen again in the 3 months between December 2013 and February 2014.

French real estate developers see 2014 again as a BAD year.

French Property by Shigeru Ban Winner of the Pritzker Prize 2014

Japanese architect Shigeru Ban has created some intriguing French properties. Shigeru Ban is now the new winner of the nobel prize of architecture called the Pritzker Prize.

Mr Ban has created properties like the Centre Pompidou-Metz in France and the Vasarely Pavillion in Aix-en-Provence.

Paris what is the most expensive least expensive area close to a train station in Paris?

French real estate close to the train / metro stations in Paris is expensive and sometimes inexpensive.

The most expensive real estate close to a train station, according to the article in Lefigaro, is the real estate close by the station called ‘Les Invalides‘ in Paris.

The price of French property per m2 at this time close by Les Invalides is, according to the site Meilleur Agents,  14363 Euros per M2.

According to the research, the greatest difference between the least expensive and most expensive French property close to a service line in Paris is 11 411 Euros per m2. That means the least expensive is 2957 m2, as always the value of real estate depends on the location.

Which French Departments are not affected by the Notary fee increase in 2014?

French property buyers have an increased cost in the form of the increase in notary fees that is taking place in many of the French departments in 2014.

This increase in French property transfer tax by the French government makes the cost of making a French property go up in price.

On the average the French notary fees have been 7 percent of the purchase price and now after the increase the notary fees will be around 8 percent of the purchase price.

Only five French departments will not be affected by this increase according to an article in Explorimmo.

These departments are: Paris, Isère, Morbihan, Mayenne and Yvelines. However, these departments could have a change after January 2015. So keep reading the news or perhaps consider making a purchase sooner.
