French Apartments: What is included in the monthly charges fees?

Do you know what is included in a French apartment’s monthly charges?

If you are buying a French apartment you need to know the amount of the monthly charges that are typically billed every 3 months and you need to know what is included.

Let us consider first what maybe included:

In general, French apartment charges may include: (yes, it varies from building to building)

Charges may include:

Central Heating costs

Water costs

Elevator maintenance costs

Insurance costs

Maintenance costs

Management Company cost

There may be many other additional charges like electricity for lighting in the residence, cost for a caretaker, cost for maintaining the gardens and swimming pool.

It is really important to remember that apartments with central heating where you have, for example, hot water heating that is heated by a central boiler and piped to each apartment are typically apartments with higher than average monthly charges. Similarly if there is a caretaker or swimming pool with the residence you are looking at paying higher than average charges.

The key is to consider the long term cost of the monthly charges that in some buildings are so high the charges could actually be equivalent to the amount you would pay on a mortgage for another property.

Always ask to see written copies of the charges for a property before you invest and ask for written verification if they are any extra future charges going to be added.

French Alps Property Cheaper Due to Currency Changes

French real estate in the Alps are more affordable for British and American residents at this moment in time according to a new article in Propertywire.

Overall French Alpine Resort Real Estate has had low sales since the financial crisis in 2008, however, local authorities are investing in infrastructure that is going to impact demand.

For example, in Courchevel the local authorities announced they are spending over 100 million euros to upgrade the resort’s ski lift system.

My Old Lady and Viager in French Real Estate

French real estate has a process called Viager and this is focused on in a new dark comedy drama starring veteran comedy actor Kevin Kline.

The movie is called My Old Lady The film is a story about an American who thinks he will have financial relief when he inherits a high priced Paris apartment from his father.

However, this is where the French real estate process of Viager comes in. The Property has two tenants and Klein cannot sell the property until the older tenant dies. In addition, he has to pay her an annuity while she is alive.

The time to sell a French property is taking longer and longer according to a new article in Explorimmo. In 2011 it took on average 78 days, in 2013 it took on average 90 days and in 2014 it took on average 95 days.

These are averages so the amount of time may be different in the area you have your French property.

What is the for sale price of Chateau Sainte Therese St Tropez

The Château de Sainte-Thérèse located in St Tropez on the French Riviera is now up for sale.

It was one of the last places visited by Lady Diana Spencer, Princess of Wales  before she died tragically in August 1997.
