The English Speaking Real Estate Specialists that are part of the ESREA France are involved in the local community.

David Hennessey, the founder of ESREA France volunteered the Monday that just passed to assist in a local event designed to raise money for orphan children in Nepal. David helped out to welcome event attendees.

There was a Yogathon organized by a local association Yogathon Azur and participants donated money to help support the needs of the children including rebuilding of schools impacted by recent earthquakes.

What is L’acte authentique in a French real estate transaction?
The L’acte authentique is the final signing of the document that binds the sale of a French real estate property between a buyer and seller. It is typically the day the buyer becomes the owner and the owner gives up ownership in return for money.

The L’acte authentique is signed by the buyer and the seller and the French notary who is authorized to conduct this action. Prior to signing of the document certain steps must have happened. For example, the seller’s notary must have received all the necessary funds from the buyer and the conditions noted in the compromis de vente must be completed.

It is at the signing of the L’acte authentique the seller gives the keys of the property to the buyer. More details can be found with your English speaking French notary.

French Real Estate loi Numerique Real Property Values

english speaking french real estate agents

French real estate information is / maybe going to change and it will be extremely valuable for all French property buyers and sellers.

The new loi numerique working its way thru the legislative path in France, if approved, has a section that (if approved) will allow for the transparency of data related to the sale of property prices in France.

If approved by the National Assembly, the French financial branch could open its doors and disclose its details on property values. This would mean it will be possible to know the selling price of all dwellings in France.

This would be an amazing change for buyers so they could find out details on the actual sale prices of French homes similar to the one they are thinking of buying and sellers will know better the real potential value of their home in the market place.

This sort of access to sales data already exists a very long time in countries like Canada, the USA and Australia and will be most welcomed in France.

The real question will be ‘Will this part of the loi numerique actually be accepted and if so, what will be the rules applying to disclosure?’

In the meantime, connect with an English speaking French real estate agent who is a specialist in your area of choice to help you get an understanding on the market values to help you in your real estate decision making process.
