Le château de Primard built in the 18th Century and currently owned by Catherine Deneuve is for sale. This mansion located 75 km from Paris has been placed on the market for 3.99 million Euros.

French Loi Alur What Impact on French Property Sellers?

French notaries and French Syndics (property management companies) are working hard to fulfill the requirements of the new loi Alur when a property is being sold. The French property owner also needs to make sure certain new documents are attached to the sale document.

The Loi Alur now requires the owners to better inform potential buyers of the condition of the building which includes but is not limited to the supply of the following documents:

One
The complete copy of the co-property rules

Two
The minutes of the last 3 years of the annual general meetings

Three
The amount of the current expenses of the estimated budget

Four
The overall amount of unpaid charges by owners (since this can become part of a debt payable by the new owner)

French Property Syndics Threatens to Increase Rates 20 percent

French property management companies called ‘syndics’ are suggesting they will increase their cost to clients (French property owners) by up to 20 percent in response to the new requirements outlined by the government of France in the new French housing act ‘Loi Alur’.

The increase in fees is said to be in response to the extra responsibilities given to syndics as part of the application of the new loi (French for law)

But not all Syndics claim the application of the new Loi Alur will be so expensive, Nexity that managers over 18000 co-properties in France says that the cost to each owner will be less than one euro and abiding by the new regulations it is not as high as some of the other large syndics are implying.
