Marie Dahl Kell on Paris

Paris is beautiful in all 4 seasons: from the cherry blossoms arrive to announce spring; in summer the light reflecting of the buildings; the autumn strolling through one of the many parks; and when rarely covered in powdery snow She looks precious. You can live you dream here, walking from café, to boulangeries to get the freshest croissant, strolling along the Seine, sitting on a bench reading or just lingering observing people…

We all know of her qualities with food, art, shopping, and beautiful buildings…

The sales prices in Paris are from middle of the range 7,800 euro m2 up to the high end of 16,000 euro m2. (Year to date ultimo Nov 2015). The Parisian real estate market has been relatively stable the past years. If you look at the entire Parisian market over a ten year period of time real estate prices have increased a whooping +46,1 %.

As a potential buyer in Paris, France I would recommend you following three things:

One
Have a valid copy of your passport with you. And a scanned file of it so the agent can get a copy due to the law of TRACFIN where the agents have to identify the buyers.

Two
Contact your agent in advance – as we especially in Paris have many tourists thinking we can do a ” tour de chambre” just for the fun of it the few hours they are in town. We will not offer to do so as we work with serious buyers and sellers only! Often in France the owner or a representative of such will be present at a viewing. Hence they need to be notified well in advance.

Three
Do your homework too… Which of the 20 arrondissements – areas of Paris do you prefer and – or think of what lifestyle suits your personality? What purpose would you be buying for? If you will need a mortgage talk to the lender in advance. How many rooms do you need? View? Etc.. The more you have reflected the more likely you are considered a serious buyer and treated seriously by your agent. If you are serious and need guidance feel free to contact us too!

Vive the City of Lights – the most beautiful capital in the world – la Belle Paris!

Temperature control done effectively inside your French property can lead to a more pleasant living environment and a reduced financial expenditure.

The key has always been the effective use of a home thermostat but many times people forget to adjust the thermostat. Good news technology is helping us be more effective in home climate control.

Modern thermostats like the Nest Thermostat can be controlled by your smart phone and by your computer. This allows you to adjust the temperature in your home at will. Furnishings: Think Quality over Quantity
Inside your wonderful French home you will want to have some nice comfortable and attractive furniture that enhances the beauty of your French home. Like the item in the image above.

Of course, there are many options.

In the photograph above you see a sofa / couch that looks like most sofas except that the wood in this piece of furniture is from sustainable forestry and the cushions are made from very durable natural rubber and the covering does not include any toxic dyes.

It is a 15 year old item that has stood the test of time according to the owners and is still as comfortable as it was the day it was purchased.

We recommend that when you are choosing new items for your lovely French property you look for the materials that are going into the furniture and indeed, the cost may be more to begin with but the impact you will have on the planet will be worth your extra investment.

Here are some sample items to inspire:

You can Choose your Source of Electricity in France

I hope you can see the photo above. I took this picture on the way to Lyon recently and it is an amazing contrast between the presence of a wind power plant and a nuclear fission power plant both located along the River Rhone.

Although the debates are many, many people would consider wind generation of electrical energy to be a more earth friendly approach to generating electricity than nuclear fission created electricity. Personally, I am someone who prefers the usage of solar energy as much as possible and well, France has lots of Sunshine so let us use it!

What is amazing is that when you look at the statistics here France with all the glorious sunshine does not generate that much energy from sunshine, in fact substantially less than a number of neighboring countries.

The good news is in France you can look at your EDF electricity bill and see the source of the electrical energy you are using and if you do not like it you can look for another supplier of electricity who offers electricity from other more earth friendly sources of power generation.

3 Big Mistakes French Property Seller Often Make

esrea france

There are core guidelines a French property seller must follow if the really want to sell their French property at the maximum price. We have had buyers make super purchases because the seller made the following mistakes:

First Seller Mistake
Marketing your property without having completed the diagnostics. This can help the buyer to beat the price down.

Second Seller Mistake
Marketing your property without using top quality photographs. This reduced the frequency of visits till the moment the seller was desperate to sell and had to accept a lower price.

Third Seller Mistake
Pricing based on opinion not facts. This has often caused sellers to price below market value.

Skipping these rules when you are selling a French property can often lead you to losing money.
