In a French real estate advertisement the term Clim is the French abbreviated term for a system of climate control. This is what we call in English air conditioning.

It is important to ask if the ‘clim’ in the property is only a system for cooling the apartment or home or is it also capable of heating the home when it is cold.

A system that can heat as well as cool a property in France is noted in advertisement as ‘clim reversible’.

The terms used in French real estate advertisement are sometimes not easy to decode.

When you see the term ‘garage’ in a French apartment ad this does not mean you have a private garage, in fact, it typically means you have a place in an open underground garage. If the space is an individual space completely closed with a door is it called a ‘box’.

Note if the advertisement says ‘place de parking’ you will need to confirm if the parking space is outside the building and in a secure area.

Does the loi carrez apply to a French Villa?

The certified measurement of French properties created to protect buyers and called loi carrez at the present time does not apply to all French properties.

For example, a villa in a residence (the residence is called a domain or residence in French) is required to be measured to certify its size and the French notary who is dealing with the sale or purchase will require the owners to provide this diagnostic report.

However, a French villa that is located in sometimes called a subdivision or open residential or housing development area (like a lotissment in French) is not covered by the Loi Carrez.

So the owner may simply offer you an estimate of the size of the house which maybe incorrect.

Even though it is not required by law to have the house size legally certified after measurement, you can ask your real estate agent or notary to request the certified measurement be included in the contract of sale of the French property.

Make sure you consult with your French notary to confirm this rule is still current to protect your interests. Notary of France website

Loi carrez the certified measurement of French properties at this time does not apply to all properties. For example, the loi carrez does not apply when you purchase a new French apartment from plan.
