What is an ‘Attestation de propriete’ for French real estate?

There is a French real estate document called an ‘Attestation de propriete’ or ‘Attestation’ as it is sometimes noted on the document.

This document is created by the French notary to show proof of ownership of the property. It includes the name of the owner(s), the legal description of the property and can be with or without the price of the French property.

It can be used by the new French property owner to obtain utility services like water and telephone.

However, now there is a consistent slight trend in increasing rates at this time which means we are no longer in a downward path. Rates appear to be month by month increasing.

French New Property Prices on a downward trend: August 2013

Newly constructed French real estate properties have prices on a downward trend. On a national level prices have gone down 3.6% year over year according to an article just published in Explorimmo.

Nice on the French Riviera is one place were the prices on new French residences have gone down the most: ten percent year over year.

Francois Payelle, president of real estate developers believes that the market is extremely fragile.

What does the french term a rénover or rénové mean in English?

In a French real estate advertisement the words ‘a rénover’ or ‘rénové’ have completely opposite meanings.

‘A rénover’ means the property needs to be renovated and ‘rénové’ means the property has been renovated. However, the level of the renovation and the quality of the renovation varies from house to house, apartment to apartment in France and one person’s opinion of a renovation is not the same as another persons opinion in terms of completeness or quality.

Tip: look for the French term ‘entièrement’ which means entirely placed before the word rénové if you are looking for a more complete renovation.
