What does the French term pour location or à louer mean in a French real estate ad?

“Pour location” in a French real estate ad does NOT refer to location of the property in fact it is the French phrase to state a property is ‘ for rent’.

If you are considering renting French real estate which can be a very good way to learn about a French town before you buy there consider the following guidance:

One

Location of the French property

Make sure you select your location carefully. Speak with neighbors to make sure there are no nuisances in the area you don’t know about (hidden but loud train tracks etc) and make sure the location offers the services you need including access to transport and businesses. For example, verify the bus you need does stop by your home.

Inclusions in the French property

Make sure all the details of the apartment are in working order and fulfill your needs. Are their items you need to buy? What will be the cost?

Price of the French Rental

Make sure the price of the rent is affordable base on your current and future budget. Be careful you don’t go beyond your means.

French Renting Contract

Make sure you understand the contract and get professional advice to make sure there are no illegal clauses in the contract.

Payment of Rent

Do not pay any money to the owner until the rental contract is agreed to and signed

Condition of the French Property

Make sure you have a list made that shows the condition of the property before you move in. Even little details need to be noted on a special document because when you move out you do not want to be responsible for damage you did not make.

Paris France Real Estate Market Activity 2013

If your are curious about the French luxury real estate market in Paris in 2013 you will be interested to read the following highlights from an interview with Charles-Marie Jottras, Président du groupe Daniel Féau.

Mr Jottras says:

* French property purchasers are buying at around 5 million euros but as soon as the price goes up to beyond 8 to 10 million the buyers are rarelyr French. Many are from the Mediteranean including Egyptians and Lebanese.

* Prices have gone down since early 2012 in the luxury French property, some 2 million euro French properties have gone down 10 percent.

* Buyers see Paris as a renowned capital and a worthwhile investment but it is behind London in terms of the number of foreign buyers.

What does Bord de Mer mean in a French real estate ad?

If you are looking to buy a French property by the sea you will be looking for the term ‘bord de mer’ in a French real estate advertisement which means on the edge of or ‘by the sea’.

Note: if you read ‘Apercu Mer’ this means in general there is a small view of the sea from the property. For example, you can see the sea between two buildings or between trees. It does not mean the property is by the sea, the ‘apercu mer’ could be a distant sea view.
