How to Find an English speaking real estate agent in France

You may not know but it is not easy to find English speaking French real estate agents in France outside some of the bigger towns like Paris, Nice and Cannes and even in the big towns it can be hard to find great professionals.

When I worked in French real estate many people contacted me saying “I want to work with an English speaking French real estate agent but I am not planning on buying in Cannes, can you help me find one in another area” I said yes and this is what lead to the creation of ESREA France.

Now over the years thousands of people have contacted me to help them track down an English speaking French real As a former English speaking real estate agent in France,

French real estate sellers who are interested in selling their property for the right price will take the time to prepare their home to create the best first impression.

What if you visit a home and it is dirty?

From the experience of agents who share with us sellers who do not care to prepare their home for your visit most likely do not care about the maintenance of their home as well, not always but most likely.

Be careful when you visit a dirty home because it could be a red flag to tell you this home is not well maintained.

French real estate sellers change your timing please

When you have your property for sale you want to have buyers who typically are employed and have sufficient income to buy your property.

Most of these types of buyers are working long days during the week and are only able to visit properties on Saturday and Sunday. They often cannot take time off work during the week to visit a property. Make sure you have your home available for visits when the best buyers are available.

French real estate sellers need to avoid this tactic

The initial sale price of a French property needs to be estimated very carefully and then a small margin for negotiation added on top. This pricing needs to be
arrived at not by looking at what other properties for sale are priced at but by finding out from professionals like real estate agents and notaries what the actual sale price of comparable properties were.

Why? because then you are most likely to attact serious buyers who can afford your property. If your property is priced above the real value buyers may be looking below your price point and completely miss your home even though it is actually in their price point. How will they know?

Do not assume a buyer who is looking at homes up to 200,000 euros is going to visit a property for sale at 230,000 and then make an offer.  Buyers most likely assume your property is worth the 230,000 and cannot afford the 230,000 so they do not visit.

French real estate sellers do not market your property without doing this

French property sellers need to do the diagnostics so they can tell what repairs need to be done and then they can fix minor defects that can help enhance the value of the property in the eyes of the buyer.

This could be as simple as covering some uncovered wiring discovered in the
electrical report. If there are major defects the seller is wise to get professional written estimates so that they can share these with the buyer. This helps reduce the likelihood the buyer will overestimate the cost of
repairs and make a low offer, if they are interested in the property.
