Is the number of French property owners increasing?

In France the number of people owning rather than renting French property is on the increase.

From a new study based on data from 2011 the Commissioner-General for Sustainable Development (CGDD) in France states the following:

One

16.4 million of French households are homeowner occupied, or 58.1% of households comparied to 54.9 % twenty years before.

Two

Seven out of ten of these owners have already paid off their credit.

Three

The average French homeowner who has paid off their credit is 59 years old

Four

These French households earn higher than average household income approximately 43500 Euros.

Five

The average French homes owned by individauls are houses of 106 m2 or apartments of 72 m2

What does SDD or Salle d’eau mean in a French Real Estate Advertisement?

If you read SDD or Salle d’eau in a French real estate advertisment it typically means there is a bathroom in the house or apartment but instead of there being a bathtub there is a shower.

If you see the word Baignoire this is the french word for bathtub and Douche is the french word for shower.

You may also see the term ‘douch Italien’ this typically but not always means there is a large walk in shower with a multijet system to refresh you.

Be aware advertisements may not always be exact.

What does SDB mean in a French real estate advertisement?

SDB in a French real estate advertisement is the abbreviation for Salle de Bains or Salle de Bain, the room in a French home where you can wash your body. For example, where you take a bath, the French term for a bath is Baignoire.

HOWEVER, sometimes the SDB does not contain a bathtub, instead it contains a cool shower unit. When this is the case you will sometimes find this shower room described in a publicity as a salle d’eau or SDD meaning ‘Salle de Douche

Do I pay the French property owner the deposit directly?

When you are buying a French property we have been told by French notaries to never pay the deposit to the owner.

The deposit which is often 10 percent of the purchase price is typically paid into a special account at the French notary’s office.

Ask you English speaking French notary for more details as to why you need to avoid paying the deposit direct to the property owner.

Can I buy my French property on the condition I sell my own home?

When you are buying a French property, to the best of our knowledge,  it is very rare for French property owners to accept an offer to purchase that gives you the opportunity to sell your property as part of the contract and exit the contract if you do not sell your home.

In general, French property buyers need to sell any property they need to sell before they make an offer.
