What is Code de l’urbanisme mean in French real estate

If you own or plan to own a French property it is important to note the French planning rules and regulations are codified in a single text, the Code de l’Urbanisme.

French control of development is very comprehensive.  You need to obtain permission for essentially all types of development even if you just want to build a garden shed.

When you are buying French real estate with the intention of doing renovation or you own a French property and you want to do a renovation you must to refer to The Code De L’Urbanisme.

For example, as part of the Code De l’urbanisme a French property owner who wishes to construct or to employ someone to construct a building to be used for habitation or not, with or without a foundation must first of all contact the local city hall or appropriate local authority  to apply for and obtain a Permis de Construire (a building permit)

You must check if you need a building permit when you are doing work to an existing French building, for example, when it would change its usage, when the exterior appearance would change, volume would be modified, extra levels added.

This is just a beginning of the list of instances when you need a French building permit so before you start to do any work inside or outside your residence or even before you buy a property that you want to do work on it is best to contact your local city hall, tell them what you want to do and find out if you need a building permit.

What is a lavabo or lave mains in a French real estate ad?

A lavabo or lave mains in a French real estate ad is most likely referring to the little sink you will find in the WC or toilet room in a French apartment or house.  Not all WC or toilet rooms in French properties contain a lavabo or lave mains so it is a nice feature to see advertised and present in the property you buy.

If you are curious the word ‘robinet’ refers to the tap on the lavobo or lave mains.

French Real Estate News January 2014: There are more Sellers than Buyers

The French real estate market at this time has more sellers than buyers, according to a study by the site Meilleuragents cited in Le Figaro January 2014.

On their system Meilleuragents compares the number of buyers to the number of sellers active on their site. The site proposes that once their are less than two buyers for every seller on the market in general the expectation it the prices should go down.

Meilleuragents statistics at this time indicate that no where in France are their two buyers for each seller. In fact in the large towns there are less than one buyer for each property and even less buyers available in rural areas.

What is a chambre de bonne in a French real estate property?

In a French real estate advertisement the term chambre de bonne is typically referring to a single room in an apartment or house separate from the main living area.

This room could be accessed by a separate entrance from the rest of the residence. It typically is a space where the maids of an owner would have their own private living space.

Sometimes a chambre de bonne is advertised as a studio or a studette in a French real estate ad.
