When you are buying a French property you will always want to get the price down as much as possible but negotiation is a learned skill. If you are curious here are tips from an English speaking French real estate agent with over ten years of experience.

Evaluate the Price
Experienced French property buyers who focus on a particular area will be able to tell right away if a property is negotiable. They will see the signs that a property is overpriced, they will have studied the amount of time the property is on the market, they will see the property has current features that are undesirable but can be changed for the better. Then after they evaluate they know if it is the right property to negotiate a deal on.

Two
Ask
Don’t be afraid to ask the seller if the price is negotiable sometimes they will tell you right away what is the lowest sale price on their French property.

Three
The Price
Before you enter into a negotiation it is important to know the price you wish to pay, the maximum price you can afford and the price that is too much to pay. Don’t’ just hope to get a reduced price compared to the sale price. Then once you have a goal in mind you can see if during the process you can reach your goal.

Four
Be Clear
Be clear in your mind how much you can actually afford to pay for the French property. Make sure your bank is willing to support what is your maximum price to pay. so that you can afford to buy the property once you make your deal.

When the price is too good to be true, maybe it is. Take a look at the details and be cautious. Keep in mind the following tips.

Verify the Owner
Many advertising websites are just portals of information and they do not verify the advertiser’s details to see if they are the owner. They also may not offer you a secure system for payment. Make sure in advance you get the phone number, address, email etc of the owner. You can verify the owners details in the French Registre du Tribunal de Commerce. If you are renting from an owner start by checking the phone book and a great tip is to mail a letter directly to the owners address and see what kind of response you get. Also consider using an established rental agency and look for letters of reference.

Check Online Forums
Search for details about the French property and French property owner and French rental agency in online Forums like Expat sites or a search engines and also check consumer associations.

Deposit amount
According to the French Hussiers of Justice if the deposit is more than 30 percent this often signals a scam

Five
Payment Method
Make sure you use a method of payment that is secure and if the property is in France be careful if the owner is asking you to send money to a different country.

Six
Request a written rental agreement
Under the laws in France the there must be a written rental agreement created in a duplicate format and signed by all parties. The agreement needs to include details of the French property, the rental dates, all details of costs etc.

Seven
Detailed Inventory
Like in a traditional rental you need to do a walk thru the property with the owner or rental agent and make a list of the condition of the property before and compare at the end of the rental. Make sure you check the reading of the meters for electricity, water etc.

Eight
Problems
Ask for a refund, as a renter you are typically protected by the French consumer code (code de la consummation) this applies to individuals and professionals. Perhaps, a simple discount is in order instead of a refund you decide.

Nine
Serious Problem
If the owner or rental agent does not agree to remedy the problem to your liking then you will need to seek legal advice. Make sure you keep all your documents and records that you will need to prove your case.

Advice

French Luxury Real Estate : Buyers Left in 2013 now Returning

Luxury real estate owners in France according to an new article in LeFigaro left Paris last year (2013) seeking cities less plagued by taxation like New York and London.

When you define luxury as properties costing more than one million dollars the number of sales have exploded in places such as San Francisco ( +62 %) , Los Angeles (+40%), Sydney ( 29 % ), New York ( 22 % ) and London ( +20 %).

However, in 2013 in Paris, transactions were down 7.5 %.

According to the research, foreign luxury property buyers have had an initial fear of the French aggressive taxation policy and last year as a result turned away from the French real estate market.

Now due to wealthy French property owners leaving the market, the surplus of luxury properties has pushed prices down. This has now started to stir up interest with buyers returning to the market to invest. March 2014 showed an 106 percent increase in sales over March 2013.

Paris is still seen as a beautiful city and a great place to invest regardless of the fiscal policies
