What does BBC or Batiment Basse Consommation mean in French real estate?

French New build properties will often display the letters BBC in the advertisements or the phrase Batiment Basse Consommation.

BBC or Batiment Basse Consommation is a new architectural concept using orientation, insulation, choice of materials and more to create a new higher level of energy efficiency to minimize the impact on the environment.

What is the 7 day cooling off period 7 jours de retractation in a French property purchase?

IMPORTANT UPDATE: Change in the law. As of August 2015 the seven day cooling off period is now 10 days. This change came about via the Loi Macron. So substitute 10 for 7 in the details below. Verify with your notary that this law has not changed again after you read this article dated 2014.

When you are buying a French property and you have signed the first contract (compromis de vente / sale and purchase agreement) you are entitled to a seven day cooling off period.

This ‘cooling off period is called in French ‘7 jours de retractation du consommateur’ (Learn details on French government site)

This option to withdraw from the contract is only available to the French property buyer and is not available to the French property seller. The seller is legally bound to the contract once he has signed the ‘compromis de vente’.

There are specific details related to property purchases in France and your right to the seven day cooling off period so we recommend you confirm with your French notary if you have the legal right to have this option.

We have heard it is not available for specific types of purchase and it is not available to French property buyers who are making a purchase vai a SCI (Société Civile Immobilière) or if you are a registered property professional in France. Get legal advice before you sign.

Cannes New Build Apartments Parc Eugenie French Riviera Photo Update

New Built French apartments in Cannes called ‘Parc Eugenie’.

Located in the legendary district of Cannes called Oxford, there was a historical domain that once housed the Congrégation des Soeurs de l’Assomption. It is this location full of nature that ‘Parc Eugénie’ is being built. The name of this luxury French residence was chosen in honour of Mother Marie-Eugénie who founded the Order in 1839.

There are approximately 100 apartments (we say approximately since some are being joined together by buyers to make duplex style apartments.)

Not many are left unsold.
The last time one of the agents we know visited the location there was FIVE apartments left for sale.

Above you saw the artist’s image of the roof top pool (There are two pools in the residence).

The photo below shows the current level of site construction on the first building which is all sold. The second building has just had the foundation started and it is almost sold out. (date of article 2014)
