If you are intending to buy French real estate you want to make sure you are not wasting your time looking at properties that do not correspond to the criteria you seek.

To avoid being fooled by an advertisement you need to use the following guidelines:

One
Make sure you know that modern camera tricks like panoramic ‘fish eye’ lens or ‘grand angle’ photos never give you a real clear image of how a property looks.

Two
Make sure you ask the agent or owner advertising the property the exact size of the property before you visit. Don’t be surprised if the property has not been measured and the advertisement is just an estimate.

Three
Make sure you know the location of the property. If he agent or owner will not give you he exact address and prefers to meet you ‘en route’ get them to at least give you a clear idea of the neighborhood by asking if there are main roads near by, a train track etc. So you don’t burn up your energy going to see a beautifully remodelled home by the highway, unless this is what you want.

What is a ‘letter or proposition d achat in French real estate?

In French real estate, the beginning of the sale of a French property is often seen as the document created by the French notary called the ‘compromis de vente’ which is in essence a preliminary sales contract signed by all parties to the contract.

Before the ‘compromis de vente’ the sale price of the French property can begin in writing when a buyer proposes in a special form of letter called ‘a proposition d’achat’ (a proposal to buy’) where in general the buyer offers a price in writing to the seller that the seller can accept or reject.

Make sure you understand the legal commitment you are making before you sign this document or any other legal document. You as a buyer or seller may want to have particular clauses referred to or indicated in this letter. We recommend you always seek legal advise before you sign a document to buy a property, be extra cautious if you are signing a document in French and you are a native English speaker.

What is a Hotel Particular in a French real estate advertisement ?

In French real estate a ‘hotel particular’ to our knowledge is a house of grand standing that most likely once belonged to a noble person.

The term ‘particular’means a personal or private property that can refer to the fact that the ‘hotel’ belonged to one owner and was occupied by one family and their servants. It can also refer to the fact that the house is a free standing dwelling not attached to other private residences and that it often has its own private gardens. In English we would often call these types of home mansions.

Who is buying the millionaire properties in Paris France?

According to an interview with Thibault de Saint-Vincent, president of Barnes International real estate France, French real estate sales for properties up to 4 million euros in Paris are essentially French people buying a primary residence.

For properties between 4 million and 10 million sales are rare.

The French property sales for over 10 million euros are mostly made by Middle Eastern, Russian and Asian Buyer as well as investment funds who believe in the strength of the Paris real estate market.
