Cannes Real Estate French Riviera Invest by the Train Station

According to an article just published in Le Monde, Cannes on the French Riviera is the second highest visited city in France in terms of tourism and the location of the train station definitely needed work.

Why? Nearly 40 percent of the visitors to Cannes arrive by Train and it is estimated that by 2014 there will be 8 million tourists visiting Cannes each year.

Work in Cannes by the train station on Rue Jean Jaurès (visit map) is now finished and the next step is to finish access from the North to the South via an access underground.

The area will also see new development including a 4 star hotel, according to Le Monde

According to one local real estate agent the price of real estate in this area close to the train station (often ideal for investment) is currently (June 2014) between 6000 and 7000 euros per square meter which is considerably less expensive than the price of property on the ‘Croisette’ that can reach 19 500 euros plus per meter squared.

French Property Market has Foreign Buyers coming Back

According to a new French real estate report issued by international real estate firm Knight Frank, foreign buyers are returning to the French prime property market with new foreign buyer activity showing a large increase in the early part of 2014.

Knight Frank’s French sales team report a 144 percent increase in registration of foreign individuals who have registered as potential buyers compared to the same first five months of 2013.

Loi Alur Benefits for Renter of French Real Estate Benefit Number Two

In the new French housing act this year one of the key measures is the restriction on the amount of rents in particular areas. These particular areas, for example areas of Paris, will be defined in law.

According to David Rodrigues, jurist at Association nationale de défense des consommateurs et usagers, soon due to changes in the French housing law (Loi Alur) rents will be set in these defined areas and the rents may not be exceeded.

However, if the property has outstanding features (to be defined) the property may be able to be rented at a higher rate than indicated in the rules.

We all wait to see how this starts to take impact on the market place in the coming years.

When you rent French real estate at this time it is customary that the renter pays the real estate agent the equivalent of one or two months rent for the services offered.

According to David Rodrigues, jurist at Association nationale de défense des consommateurs et usagers, soon due to changes in the French housing law (Loi Alur) French real estate agents, will now charge a fee calculated on the square meter size of the property and this amount will vary by region in France.

This could lead to a substantial reduction for some renters, however, it depends on the area you live in since sometimes this new calculation can end up that your are paying more than in the old system.
