More French banks increase their mortgage rates

Two more French banks have increased their mortgage rates.

Perhaps, you read the news a few days ago when we posted an article about one French bank increasing its rates.

We shared this with clients and some said ‘it is an exception, rates will continue to go down more’.

Now a few days later two more French banks have increased their lending rates.

La Société Générale et La Caisse d’Epargne d’Île-de-France have increased their rates.

Is this the end of the interest rates drop?

Personally, we recently took a mortgage because we sensed we where close to the turning point.

8 Steps to help Sell or Rent a French property

esrea france

If you are trying to sell or rent your French property the following ten ideas have proven over and over again to make a significant difference in the likelihood your property will sell or rent in most types of market conditions.

One
Fresh Neutral Exterior Paint
Why? It shows you care about the look of your French property and makes a great first impression.

Two
Fresh Neutral Interior Paint
Why? It can make inside a property appear brighter and shows you care about the condition of your French property

Three
New Flooring in Main Areas of the Home
Why? Most buyers see flooring as expensive and time consuming to install. For renters it is a refreshing experience to enter into a property where the floor is like new.

Four
Eliminate Wallpaper
Why? Most buyers or renters do not like wall paper. Buyers find it challenging to remove and renters see it as an obstacle to personalization of their new home.

Five
Remove Personal Items on Display
Why? This helps the buyer or renter imagine themselves living in the property, your personal items distract them from feeling at home.

Six
Increase Lighting with Higher Wattage Bulbs
Why? This helps the property appear brighter.

Seven
Clean and refinish the Terrace or Balcony
Why? Most French property buyers and renters dream of sitting outside in the sun so make them see your outdoor space as inviting as possible.

Eight
Organize the garage and all storage areas
Why? This demonstrates that your property has the needed amount of storage space. Untidy storage can be seen by visitors as there is not enough room to store items.

These may seem like basic ideas yet many French homeowners do not complete the majority of these steps as they prepare their home for market. Most of these tips are simply to improve the appearance of the property.

French Bank breaks Trend and Increases Mortgage Rates

esrea france

If you are investing in French real estate and you are planning on financing the project the good news, according to most French mortgage brokers, is that the rates are not going up for the moment.

However, French Bank Credit Lyonnais just increased its rates overall by 0.1 percent so a 20 year mortgage is now 2.2 percent versus 2.1 percent last month.

For a 200,000 euro mortgage this is the equivalent of 8.42 euros per month states Hervé Pratt President of Meilleurtaux.

However, Hervé Pratt says he doubts this will make any change for the current market place.

The anticipation is that mortgage rates will start to rise in the Autumn of this year.
