Easy Action Step Number Five

You can Choose your Source of Electricity in France

I hope you can see the photo above. I took this picture on the way to Lyon recently and it is an amazing contrast between the presence of a wind power plant and a nuclear fission power plant both located along the River Rhone.

Although the debates are many, many people would consider wind generation of electrical energy to be a more earth friendly approach to generating electricity than nuclear fission created electricity. Personally, I am someone who prefers the usage of solar energy as much as possible and well, France has lots of Sunshine so let us use it!

What is amazing is that when you look at the statistics here France with all the glorious sunshine does not generate that much energy from sunshine, in fact substantially less than a number of neighboring countries.

The good news is in France you can look at your EDF electricity bill and see the source of the electrical energy you are using and if you do not like it you can look for another supplier of electricity who offers electricity from other more earth friendly sources of power generation.

3 Big Mistakes French Property Seller Often Make

esrea france

There are core guidelines a French property seller must follow if the really want to sell their French property at the maximum price. We have had buyers make super purchases because the seller made the following mistakes:

First Seller Mistake
Marketing your property without having completed the diagnostics. This can help the buyer to beat the price down.

Second Seller Mistake
Marketing your property without using top quality photographs. This reduced the frequency of visits till the moment the seller was desperate to sell and had to accept a lower price.

Third Seller Mistake
Pricing based on opinion not facts. This has often caused sellers to price below market value.

Skipping these rules when you are selling a French property can often lead you to losing money.

Insulate your Floor with Waste Wood

At ESREA France in line with the United Nations Conference on Climate Change currently taking place in Paris we have decided to offer 12 daily doses of  actions steps we can all take to reduce negative climate change created by our actions inside our French property.

Please consider taking these actions step and share the ideas with friends via social media or as you wish.

Today is day four

Insulate your Floor with Waste Wood

You can insulate your French home against heat loss in many different areas. We offered a temporary fix for door air leaks here using a dog. Today we turn to the floor.

We are renovating an old floor in our French home and we need to insulate over the current floor. After consulting with many people we are choosing to use waste wood that comes in a compressed format.

This insulation helps protect against heat loss and also the transfer of sound.

Remember when you are shopping for your French real estate dream there are many French homes that are old which gives them a lot of charm, however, it also means that insulation in the French property may not be so good.

Easy Action Step Number Three

Donate or Re-use Items During your French Home Renovation
I have seen French property owners at the garbage dump throwing out what I still consider usable items such as counter tops and gutter piping. I even saw a person a few months ago throw into the bin with broken tiles what looked like new terracotta planters, items we have just purchased. I saw the terracotta just smashing into pieces.

I am not pointing my finger just pointing out alternatives. When we renovate it is an option to place on free services like ‘le boin coin’ or ‘craiglist’ the useful items we have someone may be interested in using them.

Another approach is to see if you can re-use any of the items you have taken apart in your renovation. We will reuse the sinks we recovered when we took apart an old rotten kitchen. The sinks are beautiful old ceramic models.

3 Big Mistakes French Property Buyers Frequently Make

esrea france

There are some core basic rules a French property buyer needs to follow. Here are 3 of them we offer more in our no charge e book and via consultations.

First Buyer Mistake
Making an offer of a certain price before you have read the diagnostic reports for a French property.

Second Buyer Mistake
Not confirming if the property is also for sale at a lower price with other agencies before visiting

Third Buyer Mistake
Not testing out the features in the property during the visit

Skipping these rules when you are buying a French property can often lead you to paying more in the short term for the property and in the long term due to unknown problems.
