How to Save on Energy Efficient Appliances

It is definitely an excellent idea to have energy efficient appliances in your French property to help reduce the negative impact of excess energy usage common to older appliances.

The way to find the efficiency of a new appliance is to look for the ‘Energie’ logo – see the sample image at the top of this article.

The biggest challenge for many people is the cost of new appliances so they keep the old energy burners.

A simple solution is to look for the new energy efficient appliance you wish for and then search for it online at a reliable service that sells used appliances. This may sound obvious but many people do not think of buying a used appliance, however, if you do, you can save substantially on the price since it is difficult to sell a used appliance even if it is almost new.  You can take advantage of the depreciation the current owner will have experienced since the current owner bought new.

In addition you will have taken a positive step for our planet since you will be buying and re-using an energy efficient appliance that someone may have just decided to leave in their garage.

Note: Make sure the used appliance you are buying is functioning correctly.

Easy Action Step Number eight

New Connected Electrical Grid in France can Reduce Energy Usage

In one of our other 12 tips we mentioned the value of having a learning thermostat so you can understand and control your home heating energy usage.

Now this year ERDF the French electrical grid managing system is starting to install on a large scale the Linky smart meter system.

Linky is not your average electricity meter. It will offer accurate meter readings back to the main network center, allows for diagnostics of remote operations and helps the consumer measure the amount of their consumption so you as the consumer can reduce your unnecessary energy usage therefore saving money and reducing negative impact on the climate.

The installation of the meter will not be at consumer cost but will be at the cost of ERDF who will be saving on the cost of sending out individuals to read meters. The elimination of the meter readers travelling around France also has a positive impact on the French climate.

Therefore, this tip does not require you to take any action and does not require you to spend any money. You just need to wait for ERDF to call to set up the appointment to install your new Linky meter.

The sales prices in Paris are from middle of the range 7,800 euro m2 up to the high end of 16,000 euro m2. (Year to date ultimo Nov 2015). The Parisian real estate market has been relatively stable the past years. If you look at the entire Parisian market over a ten year period of time real estate prices have increased a whooping +46,1 %.

As a potential buyer in Paris, France I would recommend you following three things:

One
Have a valid copy of your passport with you. And a scanned file of it so the agent can get a copy due to the law of TRACFIN where the agents have to identify the buyers.

Two
Contact your agent in advance – as we especially in Paris have many tourists thinking we can do a ” tour de chambre” just for the fun of it the few hours they are in town. We will not offer to do so as we work with serious buyers and sellers only! Often in France the owner or a representative of such will be present at a viewing. Hence they need to be notified well in advance.

Three
Do your homework too… Which of the 20 arrondissements – areas of Paris do you prefer and – or think of what lifestyle suits your personality? What purpose would you be buying for? If you will need a mortgage talk to the lender in advance. How many rooms do you need? View? Etc.. The more you have reflected the more likely you are considered a serious buyer and treated seriously by your agent. If you are serious and need guidance feel free to contact us too!

The key has always been the effective use of a home thermostat but many times people forget to adjust the thermostat. Good news technology is helping us be more effective in home climate control.

You can set the temperature to adjust after you leave and before you arrive to maximize comfort and reduce expense. Easy Action Step Number Five

Furnishings: Think Quality over Quantity
Inside your wonderful French home you will want to have some nice comfortable and attractive furniture that enhances the beauty of your French home. Like the item in the image above.

Of course, there are many options.

In the photograph above you see a sofa / couch that looks like most sofas except that the wood in this piece of furniture is from sustainable forestry and the cushions are made from very durable natural rubber and the covering does not include any toxic dyes.

It is a 15 year old item that has stood the test of time according to the owners and is still as comfortable as it was the day it was purchased.

We recommend that when you are choosing new items for your lovely French property you look for the materials that are going into the furniture and indeed, the cost may be more to begin with but the impact you will have on the planet will be worth your extra investment.
