French real estate buyers: Tip of the day

After 11 years in real estate on two continents I see buyers make a common big mistake.

They often use their emotions and their opinions to create the value of a property when the value of a property should never be based on emotions or opinions it should only be based on facts.

Ask your English speaking French real estate agent for details on the values of properties sold recently in the area so you can learn more about the factual value of your potential new French property.

How to reduce your French real estate electricity costs

esrea france

When you live in France you will find out that the cost of electricity is affordable but not inexpensive.

Today I studied an energy consumption video and I learned that the following seven items when switched to a lower electricity consuming version can make a significant difference on your electricity bill. Are these items in your French home energy efficient?

One
Purchase a lower energy consumption Fridge / Freezer

Two
Purchase a lower energy consumption Stove

Three
Purchase lower energy consumption light bulbs for places where they are in regular usage

Four
Purchase a more energy efficient water heater

Five
Purchase an energy efficient LG OLED TV

Six
Purchase an energy efficient swimming pool pump

Seven
Purchase an energy efficient water heater to be eventually replaced by solar powered water heater.

Next weekend I will personally attend a workshop on how to use solar energy to heat water in our home. This will be interesting. If I learn some simple tips I will be sure to share.

What does the French real estate term Permanences Urbanisme mean?

esreafrance

Before you buy or when you own and are planning on renovating your French real estate you will need to visit the local city hall. (Mairie)

The particular office at the ‘Mairie’ you will need to visit is called ‘Urbanisme’. It is the office in charge of works that are done in your home that need to be approved.

Always check ahead of time before you buy a home to make sure what you want to do is possible. Don’t believe what neighbors say. Or assume since you see a neighbor has done the work you want to do it is possible. The rule may have changed.

‘Permanences’ is the hours when the agent in charge of ‘Urbanisme’ at the city hall is on site to assist you.
